These terms govern your use of DeedRead and the property-research reports we provide. By ordering a report, you agree to them. Please read them carefully — especially the parts about what our report is and isn't.

What the service is

DeedRead provides property research compiled from publicly available records — including the Registry of Deeds (MassLandRecords), town assessor databases, municipal permit portals, FEMA flood maps, and MassGIS. We organize what those records show into a plain-language report so you can make a more informed decision before you make an offer.

What the report is not

Your report is information, not legal advice. It is not a title search, title insurance, a title opinion, an appraisal, or a home inspection, and it is not a substitute for any of them. We are not a law firm, title company, licensed appraiser, or home inspector, and using DeedRead does not create an attorney-client or other professional relationship.

Accuracy and scope

Our findings are accurate as of the research date and are limited to what the public records show at that time. Public records can be incomplete, delayed, or contain errors entered by the underlying agencies. We compile and cite what those sources publish; we do not independently re-verify the underlying records beyond what is published, and we cannot guarantee that every relevant record exists, is current, or has been recorded.

Reasonable effort; no guarantee of completeness

We use reasonable, good-faith effort to research the sources listed above and report what we find. We do not warrant that the report is complete, error-free, or that it captures every issue affecting the property. New filings, off-record matters, and conditions not reflected in public records may exist and would not appear in your report.

Your responsibilities

You agree to use the report as one input among professional advisors — your real estate attorney, title company, lender, licensed home inspector, and appraiser — and not as a replacement for their work. Decisions you make based on the report are your own.

Limitation of liability

To the fullest extent permitted by law, DeedRead's total liability for any claim arising out of or related to the report or these terms is limited to the amount you paid for that report. We are not liable for indirect, incidental, consequential, or special damages, including lost profits or losses on a real estate transaction, even if advised of the possibility. Nothing in these terms limits liability that cannot be limited under applicable law.

Governing law

These terms are governed by the laws of the Commonwealth of Massachusetts, without regard to its conflict-of-laws rules. Any dispute will be brought in the state or federal courts located in Massachusetts.

Changes to these terms

We may update these terms from time to time. The "last updated" date above reflects the current version. Continued use after an update means you accept the revised terms.
